Introduction
Canadian real estate laws and particularly those in Alberta are
extremely strict and designed to protect the public at all times.
International buyers can be secure knowing they are protected, by
law, from being told false, inaccurate or misleading information
by the sellers of real estate product. Actions of recourse are available
for individuals who feel their purchasing decision was based on
false information and fortunately it is rarely required due to the
rigorous licensing standards of real estate agents in Alberta.
All real estate agents are required to be licensed and must follow
a firm code of conduct and ethics that is stringently enforced.
Builder’s representatives do not need to be licensed agents,
and therefore it is important to know that they represent their
employer in a transaction and not the purchaser. Acquiring a licensed
agent to represent yourself in purchasing new or resale property
does not cost you extra, and your agent will represent your best
interest.
